Bar General Summary:

Well-established business for sale on Lonely Beach, Koh Chang at a reduced price of 1.7 Million Baht (reasonable offers are welcome). The lease contract is payable each year or 3 years in advance (standard practice on Koh Chang). The landlord provides a long-term contract (20 years) in case the lease is paid three years upfront. The lease is currently 300,000 THB/year (already paid until september 2017). A detailed description of the business follows:

1. Bar

The Cocktail Bar is a concrete and timber 2 story structure with a 7 meters wide street front, placed between The Eatery and the parking lot. There is a connecting space between the bar and the restaurant that creates a corridor between the latter two and gives access to the toilets from the restaurant and the bar. The terrace is half-roofed and 2 comfortable new lounge-benches with pillows have been installed in October 2015 for up to 16 persons. There is a large L-shaped counter made from hard wood with 14 bar chairs, set at the counter and other places in the bar. Behind the counter, the bar is equipped with all the necessary items required for an international cocktail bar, including a large new, 3-door fridge and a professional double stainless-steel bar sink. In front of the counter, there is a large space that functions as dance-floor with a DJ-booth in the back. The DJ-booth contains professional sound equipment (3 amplifiers, 2 cross-overs, 1 mixing table and 8 speakers) and is the central point for the distribution of electricity and sound throughout the bar and the restaurant. The Cocktail Bar is considered to have one of the best sound systems on the island. In the back of the bar is a pool-billiard table with a lounge-bench for 6 persons. Behind the pool table, there is a garden with seats for up to 10 persons.

2. Restaurant

The newly built restaurant is situated on the left side of the bar with a total of 34 seats at dining tables. The restaurant is accessible from the street via one step up to the terrace, between two landscaped fish tanks with water plants. The terrace is half-roofed and 4 comfortable new lounge-benches with pillows have been installed in November 2013 for up to 16 persons and are mainly used by guests drinking a cocktail with some tapas. A well-lit professional menu-standard in front of the terrace provides the passer-by with a good view on the menu. The open-front restaurant is directly accessible from the terrace by one low step. The restaurant has an atmosphere and decoration that is warm, stylish and yet cosy. The look of the restaurant is unique on the island. An additional unique item in the restaurant is a large table able to host groups up to 18 persons or serve as shared-communal table (also ideal for group dinners, meetings, buffets, etc.). An additional 8 tables to host 16 persons complete the dining capacity of the restaurant. All furniture has been specifically designed and is made from black steel and dark hard wood, adding to the atmosphere and quality of the restaurant and built to handle the harsh weather conditions. The pin-spot lighting, ventilators and the central-piece chandelier above the large table are also unique and add to the warm ambiance.

3. Kitchen

The newly built kitchen out of concrete and steel, is spacious and sufficiently equipped to cater for the number of diners that the restaurant and Cocktail Bar can host and has the capacity to serve potential future bungalow residents. Two sliding windows allow the diners to look into the kitchen and the staff can easily serve the guests with the prepared plates.

4. Lounge

Behind the DJ-boot, a staircase that was installed in November 2013 made from steel provides access to the attic. The attic has a large storage room that allows storage of F&B as well as non-food items and tools. The rest of the attic spreads over the entire bar and the “corridor” between the bar and the restaurant and measures over 50 sqm that function as lounge-area. The lounge is equipped with dimmable lights, 10 salon-tables with lounge-pillows around them. There are many electricity points to allow guests to charge electronic devices. It would be a wise investment to install either a projector or a large TV-screen to offer football matches or movies for guests that like to socialize and relax at the same time.

5. Bungalows (4)

Two bungalows of about 20 sqm with bathrooms each are constructed from concrete and functional to be let. The other two bungalows of about 16 sqm are constructed from timber on concrete support posts, also with individual bathrooms. Though these timber bungalows would need “doing-up”, they are structurally sound and deemed appropriate for use for staff. All 4 bungalows are equipped with new beds and mattresses.

6. Parking lot

The parking lot can serve multiple purposes, such as a street-food/ice-cream stall or a simple terrace seating area. Should bungalows be developed on the vacant terrain behind the existing developments, then the parking lot provides easy access for large vehicles to the vacant land in the back. In this case, the parking can eventually be used to build a small reception desk, office and garden. This will still leave enough space for a motorcycle parking. Furthermore, the business is sold including two scooters (Honda Click, 125CC) and all current fixtures.
